What Foundation and Waterproofing Challenges Affect Waldo?

Waldo filled in after the war, block by block, with the compact bungalows and low mid-century ranches that still make it a landing spot for first-time buyers. Most of those homes sit on concrete block foundations — economical to build in the 1940s and 50s, but only as strong as the mortar joints holding the courses together.

The trouble is the ground they were set on. This stretch of south Kansas City is Wymore-Ladoga clay, and it doesn't sit still — it swells tight against a block wall through a wet spring, then shrinks back when summer bakes it out. That repeated push is exactly what opens the stair-step cracks Waldo owners find running diagonally through the mortar, and with no modern drainage behind the wall, water follows the same path and weeps in where the floor meets the foundation.
